The composition of the soil upon which a foundation rests can greatly influence its performance.  During periods of prolonged dry weather, soil especially with a high expansive clay content can contract and weaken causing settlement and cracking in the foundation above.  

One remedy is to implement an automatic or manual foundation watering program that keeps the soil around the perimeter of the foundation at a consistent moisture content.  The property owner can also look for evidence of foundation movement such as doors that stick or won’t close, cracks or separation in flooring and cracks with separation in the drywall or exterior veneer as a result of prolonged dry weather.
